A. The town shall consider the physical characteristics of a proposed subdivision site and may deny a proposed plat because of flood inundation or swamp conditions. (RCW 58.17.120.)

B. Construction of protective improvements may be required as a condition of subdivision approval, and such improvements shall be noted on the final plat. (RCW 58.17.120.)

C. All subdivision proposals shall have public utilities and facilities, such as sewer, gas, electrical, and water systems, located and constructed to minimize or eliminate flood damage.

D. All subdivision proposals shall have adequate drainage provided to reduce exposure to flood damage.

E. Where base flood elevation data has not been provided or is not available from another authoritative source, it shall be generated for subdivision proposals and other proposed developments which contain at least 50 lots or five acres (whichever is less).

F. No plat shall be approved by the town covering any land situated in a flood control zone as provided in Chapter 86.16 RCW without the prior written approval of the Department of Ecology. (RCW 58.17.120.) [Ord. 556 § 2, 2017.]
